Project Works

Large scale or staggered works whereby the electrical works are carried out in “phases” are classed as Project Works. This kind of work differs from the rest due to the length of time required to complete each phase. Usually, multiple trades are involved and the timing of each trade being on site at the right time is critical to the projects’ success.

Layout drawings are generally used to ensure that each trade is installing the correct items in the correct places which requires good communcation skills, as getting it wrong can prove to be quite costly for both the business involved and client ordering the works.

Getting something as simple as not working to the correct layout drawing revision can mean disaster for the ongoing completion of the project.

Communcation is key and over-runs do occur but, we are realists and understand that this may happen so contingency plans will be in place should such an event occur.

Fault Finding

Usually, the simplest answer is the correct one and it may be something very simple but, on the off chance that this is not the case, a detailed fault finding exercise may be needed.

Landlord Safety Inspections

The new Landlord Electrical Safety Inspection regulations come into force on the 1st April 2021 which means it is now mandatory for a landlord to ensure his property/properties are electrically safe for continued use.

Fines of up to £30k can be imposed if the new laws are ignored.

Our Recent Projects

LEDs in Shower

Installed some modern, bright, IP rated LED downlights above this lovely walk in shower.

I personally prefer a warm white light for bathrooms/showers but this is what the customer wanted and I think it looks rather good.

Decorative Lighting

This particular install was a tricky one due to the stairwell and the height involved.

Scaffolding was used to access the electrical connections which doubled as a means of keeping the rather expensive light fitting safe from falling.

Dropping it would’ve been a disaster!

What is an EICR Test?

An EICR is a process of inspecting and testing to ensure the electrics meet current regulations for safety and compliance.
Electrical installations can deteriorate with age or wear and tear and should be inspected at regular intervals.

  • Businesses are required to have an EICR carried out on their properties at a frequency which is entirely dependant on the type of business use and occupancy. For example, the frequency for swimming pools is 1 year, medical is 3 years and general business use is 5 years.

    These EICR’s can also be staggered across a number of years. For example: A business that has a 5 year frequency can have 20% of their installation tested every year with the final year making up the full 5th year. The cycle would then begin again.

    This can be more cost effective and less disruptive to the business.

  • Buy-to-let or rented property –  Landlords are required to have an EICR carried out on their properties in the event of:
    1. Sale of the property
    2. Change of tenancy
    3. Change of occupancy.
    This is now a legal requirement.
  • Homeowners – an EICR is recommended every 10 years. If the property has a swimming pool, this should be tested once every year.  The new government legislation has now scrapped the 10 year period whereby you would require an EICR be carried out. It has now changed to 5 years. This includes any newly build properties.

Extent and Limitations of an EICR Test?

As with any type of work, there are always limitations and these are covered below:

It may not be possible for the inspector to thoroughly examine every aspect of a given electrical installation. For example cables concealed within the fabric of the building can’t be visually inspected without knocking out walls and pulling up floors, or it may not be possible to access certain rooms or move items of fitted furniture which are in the way, however the extent and limitations of the inspection will be agreed with you and any legitimate inspector would aim to provide as comprehensive a report as practicality allows. The EICR paperwork has a section for listing any such limitations.

It may be the case that only part of your electrical installation requires inspection and testing. For example, if you had building work performed, but your builder disappeared or went out of business without providing you with the paperwork to cover the additions or alterations made to your electrical installation, then you may have a requirement for just that portion of the installation to be looked at. It is likely, Building Control will require such if they are aware of major building work having been undertaken at your property which hasn't been notified to them via a planning application or through a competent persons scheme such as NAPIT's "Competant Person Scheme" To which I am a member.

A partial EICR could be performed under such circumstances to find out if the work is satisfactory. Similarly, if electrical work was performed by a builder, kitchen fitter, another electrician or whoever and you're concerned that it doesn't look or feel right, then you may want a partial EICR to be performed in order to get an independent assessment of the work.

The extent of the EICR is on a "per customer" basis and are wholly reliant on the individual circumstances of the person ordering the work.

The limitations are based on the actual building layout and accessibility at the time the EICR is carried out.
